The Best Kept Secret in FRISCO TEXAS? | THE GROVE Complete Tour | Living in Frisco Texas


Intro 

Only seven other cities in the country have grown faster than Frisco, Texas and today we are in one of the most popular master-planned communities in the entire city. 


This is
the Grove, a 5 star neighborhood that was also named the best residential community by the Dallas Business Journal in 2019, and for good reason. 


It sits on 700 acres, contains over 1000 homes, and has some of the best amenities out there.


So, today I am going to take you around the Grove, show you some of the award-winning amenities and even show you what you can get at 4 different price points, from a $500,000 townhouse to a Million dollar mansion. 



About the Grove 

If you were to look at a map, you would see that the Grove sits right on the four corners of North Dallas, Plano, Allen, McKinney, and Frisco. So, if location is a big concern for you, then you’ll have easy access to 4 of the largest cities in Dallas. You can head to Legacy West in Plano, head to the Allen Premium Outlets, or visit Historic Downtown McKinney. And since you’re already in Frisco, you can head to the Star which is just 10 miles away. 


Now, Frisco has plenty of master planned communities with even more on the way (such as Fields), but the Grove is one of the most popular. 


It opened in 2018 and actually sold its 900th home just a few months ago. 


As of right now, the entire community is still just a little over half way done, so there is plenty of growth to come. In fact, their next phase of 64” and 74” lots is going to begin selling in Q1 of 2024. 



With any master-planned community, you should be asking yourself, “What are the amenities like?” 


That is one of the best parts about the Grove, they took extreme care in crafting their amenities and creating an environment that residents could spend all day in. 


So let’s talk about some of the amenities at the Grove. 


Amenities

If you didn’t already know, Frisco is a very pro-green space. That is pretty evident in their decision to pass an ordinance in 2017 that requires 10% of land in a new development to be green space


So if you came looking for amenities, you’ve got it. 


Parks

So keeping with the theme of Frisco, the Grove has a substantial amount of land dedicated to parks and open areas. 


There are 6 parks in total, including a dog park, and they are even in the process of building a 7 acre city park right inside of the community.


If you keep exploring, you may even find some playgrounds that look a little bit odd. That’s because some of the playgrounds at the Grove were designed by Asheville Playgrounds, which specializes in custom playgrounds made from natural resources that depict the trees sprinkled throughout the Grove.


Trails

The Grove also has 8 miles of trails with even more on the way. 


But the true heart of the amenities at the Grove is the Orchard House. 


Orchard House

This is the Orchard House, which is the community meeting, playing, and even working center right in the middle of The Grove. 


This is where you’ll find the two oversized pools, splashpad, and event space known as The Green. 


If you are a sucker for events, then you’ll love the Great Lawn and Pavilion. This is where local artists, community meetups, and or family picnics will be. 


Also, if you need a change in scenery from your home office, the Orchard House also provides meeting rooms so you can head in there to get some work done.



Model Homes 

Now that you’ve seen what there is to do in the Grove, let’s find out what it is like to actually live in the Grove. 


There are currently four builders here and I want to take you through some of the model homes, each at different price points, so that you can get a sense of what your budget will allow. 


CB Jeni 

First things first, let’s look at what you can get for the lowest price point in the Grove. Coming in at the high $400s, are the townhomes by CB Jeni. They have 4 main styles that come in 17 options total, so you’ll have plenty to choose from. 


The model that we are in today is the Dogwood-Georgian Model and it is two stories, 3 bed, 2.5 bath, and 2,337 sq ft. This specific model starts at $591,990 but the builder’s most affordable option will roll out in January and it will start right around $473,000. 


American Legend Homes

Moving up to a slightly higher price point brings us to American Legend Homes. The home that we are checking out today is their 1406 model. 


This model comes standard as a 4 bed, 3.5 bath, and 2,993 sq ft home with the ability to add extensions, which is the case for this model home. 


This model in particular will start around $724,990 but their lower range options will be right around the $560-$600 mark. Like the other builders, American Legends will be rolling out even more options next year, some of which are in the mid 800s. 


Shaddock Homes

Moving up the list, we have Shaddock Homes, which has homes starting around the high 500s and reaching the low 700s. 


The model that we are walking through today is the Danbury model and it is going to be a 4 bed, 3 bath, and 2980 sqft home that starts at around $729,000. 


Highland Homes

If you want to live in the Grove in Luxury, then Highland Homes is the way to go. This is the most high-end builder in the community and all you have to do is take a look at this model home to see why. 


While there currently aren’t any of these homes available, the next phase of the Grove will bring in some more options from Highland Homes so make sure you subscribe to the channel to get that news as it comes out. 



About Frisco

So you’ve found the perfect place to live. You have all of the amenities that you could possibly want. And you are right next to some of the best schools in the DFW. 


But you still have some questions about
Frisco


Well, I'll give you the rundown. 


There were only 7 cities in the entire United States that grew faster than Frisco last year, so if you want to be at the center of one of the hottest real estate markets in the country, then you’ve picked the right place. 


Now the location of the Grove is pretty unique, because you have quick access to the SRT, and you are located right on the four corners of Frisco, Plano, Allen, and McKinney. 


So, for example, golf lovers can head right across the street to TPC Craig Ranch Golf Club, which has one of the nicest golf courses in the North Dallas area. 


You’re also less than 7 miles from Frisco Town Square and just 8 miles from the national videogame museum. 


But if you are looking to hop across the street into one of the other three towns, Plano, Allen, and McKinney all have great shopping, dining, and entertainment options. 



Schools

Like I said, The Grove might have one of the best locations for families. And that’s because the schools around here are some of the best. 


The Grove is zoned in Frisco ISD, which is constantly winning awards and producing top students. That’s why it actually ranks as one of the best school districts in the entire metroplex.


For younger kids, you have two options. Isbell Elementary School and McSpedden Elementary school. 


The middle school in the area is Lawler Middle School. 


And for older kids, you have Liberty High School, which is within walking distance of the Grove. 


And this high school is where you can really see just how good these Frisco Schools are. 


Liberty High School is ranked the #1 public high school in all of Collin County, and the 15th best public high school in all of Texas.
