The Next Best Dallas Texas Community? Elevon Complete Tour


New communities are popping up everywhere in the DFW, but we have a special one to show you today. 


This is Elevon, the massive 4000 home community that is under construction as we speak.


But you're probably asking, what makes this place so special? Isn’t it just like every other master-planned community? 


Well, stick around because I’ll show you exactly why Elevon is going to be the next big thing in the DFW.

Lavon

If you are looking around, you can see that this probably doesn’t really look like Dallas. And that’s because it’s not. We are in the small suburb of Dallas, Lavon. 


And when I say small town, I mean it.
The population is only around 7300, and up until 2010, only around 1000 people lived here. 


We are around an hour from downtown Dallas but closer to cities like Plano, Garland, and Wylie.


Lavon is the definition of a rural town, but like seemingly every other small suburb of Dallas… It is growing fast. This is partly due to all of the growth that Wylie, which is just south of Lavon, is seeing. 


Elevon

So, how else is Lavon going to accommodate the growth that the entire DFW is seeing? 


Well, that is what brings us to Elevon. 


Just so you can understand the scale of this community in relation to Lavon, It would only take about 5 Elevon’s to completely cover the entire city. And with 4000 new homes, we could see the entire population of Lavon double in a matter of months. 


Now, the community is currently still under construction but they are selling. And while it may not look like much now, over the next couple of years, this mound of dirt will be a full-fledged community. 


It will be broken into two parts: Elevon North and Elevon South. With different sub communities within each. 


But before we get into what the homes are going to look like, I want to tell you a little bit more about the community, because it is pretty impressive. 


Amenities

When you think of master-planned communities, what is the first thing that comes to mind? 


I’m going to guess that it’s probably the amenities. All of the great master-planned communities have them and Elevon is no different. They have jam-packed so much stuff here that you’re going to pick and choose which you want to see first. 


So let me tell you a little bit more of what they will have to keep you and the kids entertained. 


Green Spaces

First things first… the green spaces. We are in Lavon, and if you haven’t been able to tell already, this is essentially the country. And because of that, Elevon kept plenty of green spaces throughout the community. 


They have several nature walks with fitness stations, open lawn areas, fishing ponds, and even a tree lined creek that runs right through the community. 


And when you’re on your nature walks, look out for one of the several tucked away courtyards, gazebos, and walkways. 


The Zone

Every master-planned community worth its salt is also going to have an amenity center. 


Elevon has The Zone, the amenity center in the northern half of the community that has tons to do. 


Now if you're like me, and need a place to hang out and swim during the summer, well what better place to do it then at an
oversized pool and splash pad. 


There will also be shaded cabanas, a playground, and basketball, tennis, and pickleball courts. 


Homes (Two Model Homes Both Accepting Walk Ins)

Now the moment that you have all been waiting for. Let’s talk about some homes. 


Elevon currently has 6 builders: 

  • DR Horton 
  • Historymaker Homes
  • K Hovnanian Homes
  • Pacesetter Homes
  • Trophy Signature Homes
  • And Union Main Homes


The price range for homes here will vary among builders, but on the lower end, homes will range anywhere from $290,000 to around $330,000. The higher end homes will usually be anything less than $575,000. 


With all of that said, the average price for a home in
Elevon is around $420,000


Lavon Lake

There isn’t much to do in Lavon just yet. You’ll have to go to Plano, Garland, or Wylie. But if you enjoy the outdoors, then there is no better place to be. 


And If you’re in Elevon, you’re just a few minutes away from the famous Lavon Lake, the massive 21,400 acre lake that has depths of up to 38 feet, making it the largest lake
in North Central Texas


We are at Mallard Park, which is about a mile away from the Northern part of Elevon. 


This park overlooks the massive Lavon Lake and even has it’s very own boat ramp. 


There are little parks just like this sprinkled around the entire lake, so you’ll have plenty of options to choose from.


Schools 

Now that you’ve seen what sort of fun there is for you and the kids, you’re probably wondering about the schools in the area.


Elevon is zoned for Community ISD which is the district that covers most of Lavon, Nevada, and Josephine. 


There are 4 elementary schools, (the closest to Lavon is NeSmith Elementary), 1 middle school, and 1 high school. 


The high school is Community High School and it is around a 6 minute drive from Elevon. 


Community ISD serves around 3300 students, with Community High School serving around 900.

Downtown Wylie


Now remember when I said there isn’t much to do in Lavon, well I meant it. So I figured I’d show you a popular spot for people in Lavon that want a little more excitement.


So we are in downtown Wylie, which is about 10 miles west of Elevon. 


This historic downtown has been around since the 1880s and has over one hundred shops and restaurants and even has year round events to keep you occupied. 


Among these events is the annual Christmas Parade and Tree Lighting.
