The Pros and Cons of Living in Prosper, Texas


So you’re thinking about moving to Prosper, Texas? In order to make the right decision, it’s important to know what’s great about it and what’s not so great. 

It’s a popular place to move to which makes finding a home in Prosper a little harder. But it’s nothing we can’t handle. We’ve helped a number of people find great homes in Prosper. 

But what makes it so great that everyone is flocking there? 

Prosper, Texas is a town with a population of about 35,000 people and is only 35 miles from downtown Dallas. It’s a small town that is growing rapidly. It has great schools, amazing restaurants, and it’s really close to some of the bigger cities. 

Here are a few things to keep in mind when deciding if Prosper is the place for you. 

Pros of Moving to Prosper, Texas

There are some great advantages to living in Prosper. Here are a few of the pros Prosper has to offer:

  • Great schools and an emphasis on education
  • Amazing restaurants with a variety of food
  • Master-planned communities
  • Building a lot of commercial real estate, which brings business and jobs
  • No state income tax

Great schools and an emphasis on education

Prosper has great schools and even just built a large, new one. Their schools are competitive and put a huge priority on sports. 

Prosper Independent School District has about 22,000 students and more than 2,600 staff members for 14 elementary schools, 4 middle schools, and 2 high schools. 

In 2020, Prosper High School had 99.1% of the students graduate on time or early. Education takes a very high priority in Texas, so having a high percentage of graduates is normal for Prosper and for the Dallas area in general. 

There is also Collin College, which has about 53,000 students and offers more than 100 degrees and certification programs. Though there are other colleges in northern Texas, this is the only public college in Collin County. 

Amazing restaurants with a variety of food

Whether you want Japanese, Mediterranean, Mexican, Italian, Pizza, Subs, or any number of other options, Prosper has you covered.

Food in Texas is amazing in general, but go to Prosper or other areas in Dallas and your taste buds get a party.

  • Gentle Creek Country Club
  • The Gin
  • Hana Hibachi & Sushi
  • Honeylu’s Coffee
  • Prosper Pantry
  • Roma’s Italian Restaurant
  • Silo Park 

And so many more. There are also a lot of restaurant options in Frisco and Plano, which are nearby.

Master-planned communities in Prosper, Texas

One thing that is somewhat unique to Prosper, Texas is that they have master-planned communities. These communities are the talk of the town and have extraordinary amenities. Besides the incredible homes, these communities include social events, fitness classes, a sports courts complex, swimming pools, a dog park and other parks, many trails for hiking and biking, and even sometimes a beach.

Windsong Ranch is considered one of the best master-planned communities in Prosper. It’s one of the places capturing the attention of home buyers, especially from out of state. It has what is called the Lagoon, a beach and waterfront that is breathtaking. 

One of our team members bought a home in Windsong Ranch and loves it. It appreciated significantly, over $100,000, and has some amazing perks. 

Building a lot of commercial real estate, which brings business and jobs  

With the growth of businesses and the influx of commercial real estate, more jobs become available. More jobs mean more people.

Of course, that also means there is a greater housing need. And when the demand for housing goes up, so do prices. 

However, one of the perks to having more businesses is the increase in job opportunities. It’s hard to go very long without work in the Dallas, Texas area. Over 21 corporations moved to Texas in the last year alone, and most of them moved to Dallas. That is great news for anyone wanting to move to Prosper or any other surrounding areas in Dallas. 

Another perk to more businesses coming to Dallas and specifically to Prosper, is with more businesses, the economy thrives. It’s certainly a win for everyone involved. 

No state income tax

Texas doesn’t have state income tax, which is a huge plus as the average household income is about $147,000. So not having to pay state taxes saves a pretty big bundle of cash. Christmas just got a lot sweeter this year for those moving to Texas. 

Prosper is known for its beautiful scenery, its great schools, and the growing number of amenities in the area. It’s close to and has easy access to some of the other larger cities in the area. There are so many pros that it really is a great place to consider moving to.

Cons of Moving to Prosper, Texas

As with any town, there are some downsides to moving to Prosper. Here are a few of them:

  • Homes are going above asking price (high demand)
  • Hard to find a home – mostly sold out/low inventory
  • The high traffic on the highway that divides Frisco and Prosper is 380

Homes are going above asking price

There is a high demand for homes in Prosper, Texas, which is driving prices up. But if you have a little extra money to put down on a home in Prosper, it’s worth it. 

One person on our team did just that and bought his home in Windsong Ranch last year. His home has already appreciated $125,000. Of course, he does not regret buying his home. 

Besides appreciation, there is also the option to refinance later on. So you’re really walking into a winning situation for yourself. 

It’s hard to find a home – They are mostly sold out / there is low inventory

Prosper is a very popular place to buy right now, so it is quite difficult to find a home. 

If you were to simply call a construction company and ask for information about moving to Prosper, they would tell you there is nothing available. You have to have the inside scoop (which my team and I do). 

I have a relationship with many contractors and can find out information long before it becomes public knowledge. 

So yes, it’s hard to find a home in Prosper, but it’s not impossible if you have the right people on your team who know how to find a great home.

Heavy traffic on the highway dividing Frisco and Prosper Texas

Because of the huge growth to the area, traffic on highway 380 can get pretty congested at certain times. You might get stuck in heavy traffic for quite a while. So it’s something to plan your schedule around.

However, knowing that, it’s easy to work around it and plan for it. So it doesn’t have to be a big problem; just something to be aware of. 

In Conclusion

Prosper, Texas is an excellent choice to move to if you are looking for a small town with the potential to grow. It has many new builds and anything you need is nearby, including many businesses, restaurants and schools. What’s more, Frisco and Plano both border Prosper and also have many businesses.
And though it might be somewhat hard to find a place in Prosper, it’s somewhere to definitely consider moving to.
