Prosper, Texas, is a community near Dallas that is becoming increasingly popular by the day. This small town 35 miles north of Dallas is seeing tremendous growth and brand-new development. By 2040 the town is expected to grow by 135% – that means now is the time to get in on all the action and move to Prosper.

Currently, 89% of Prosper’s residents own their own homes, and many of them live in the newer suburban developments that have been built. And while the average home value is lower than Plano, Frisco, or Celina, it’s not going to stay there for long!

Pro: A Thriving Education System Is Great For Families

Texas ISDs offer some of the best schools in the country, and Prosper is no exception. Both elementary and secondary students benefit from excellent teachers, curriculum, and extracurriculars.

Prosper is home to 20 schools across its entire system (soon to be 21!) and employs around 2,600 staff members. As the school district grows, so will the opportunities for work in the education system.

The high schools enjoy a near-100% graduation rate, and Walnut Grove is slated to be finished in fall 2023. The community is growing fast, so having plenty of schools to accommodate the population is a great draw.

Pro: There’s Plenty to Eat In & Around This Small Town

Right now, Prosper may not be the biggest town in Texas, but it’s certainly growing. With that growth comes growth in the restaurant scene – and Prosper is keeping up!

There are plenty of options for eating out or grabbing a quick bite within the town limits. Local favorites include The Brass Tap , The Gin , Roma’s Italian , and more as favorite local spots. There are also plenty of chain restaurants in the area, so everyone’s tastes are sure to be satisfied.

Prosper is also close enough to Dallas, Frisco, and Plano for all those big-city restaurants, too. So if you’re looking for something a little more special than your small-town eateries can provide, it usually just takes a short drive.

Pro: Prosper Enjoys Master Plan Communities

Prosper is home to some of the best master-planned communities in the country. The town is home to a number of these carefully planned developments, each with its own unique offerings.

One of the most desirable communities in North Texas is Windsong Ranch – a massive development with over 1,200 acres of land. The community enjoys plenty of amenities, the best of which is the giant Crystal Lagoon

The lagoon is the perfect spot to cool off in the Texas heat, and it’s only one of many features that make Windsong Ranch a great option for Prosper residents.

Homes in the area are continuing to appreciate quickly as more people move to Prosper. That means lower inventory and higher prices, so you’ll want to get a jump on buying as soon as possible.

Pro: Companies Are Making A Move Near Prosper

It’s believed that the cities of Frisco and Plano will become the new hub of technology in Texas. With that said, many companies are moving to the area – and Prosper is no exception.

This means that the economy of Prosper is going to enjoy a huge boost in the coming years. Whether you’re looking to start your own business or find employment, now is definitely the time to make a move to Prosper.

Pro: Tons of Outdoor Activities for Everyone

Living in Prosper means you’re never too far from great outdoor activities. Just a short drive away, you’ll find yourself surrounded by beautiful lakes and lush green spaces. Not to mention plenty of opportunities for fishing, hiking, camping, and more!

The town features 634 acres of parkland, many of which are connected by the popular Chisholm Trail. There’s also a trail at Folsom Park and plenty of sports fields across town. Prosper loves its outdoor activities, and you will too! As a safe community full of activities, Prosper is a great place to raise a family.

Cons of Prosper, Texas

Con: The Home Prices Are Still At All-Time Highs

The home prices in Prosper are a bit on the high side, and they don’t appear to be dropping anytime soon. That means that if you’re not looking for something luxurious, it can be hard to find something affordable.

If you’re a current resident or planning to buy soon, you’ll enjoy the appreciation of your investment. But if you’re just starting to look, then be prepared to spend more than most other small towns in Texas. The average price right now is around $766,000, which may seem high, but the high prices are due to the demand.

Best of all, many sellers are willing to negotiate, and you could get a great deal if you’re persistent.

Con: Heavy Traffic During Peak Hours

Prosper is only growing – and with its growth comes more cars on the road. Highway 380, which runs through the town, is often congested during peak hours. That can make it difficult to get around when you’re in a rush.

Add to that the recent announcement of Universal Studio’s brand-new park being built near Frisco, and you can expect even more traffic in the area. You’ll have to plan your trips accordingly or take an alternate route if you don’t want to be stuck in traffic for too long.

Con: Not A Lot Of Public Transport

In Prosper, 83% of commuters drive alone – so you can expect not to see too many public transportation options. The town does have a bus system that runs a couple of routes, but it’s limited in scope, and the service only runs during the weekdays. 

But with the growth of the town, it’s likely that this will improve in the future – especially once Universal Studios opens and tourists need ways to get around.

Con: Higher Property Taxes

Due to the lack of income tax in Texas, you’ll often find your property taxes coming in a bit higher. In Propser, you can expect to pay nearly 2.4% in property taxes. 

That said, if you’re looking to invest in the area, then this could be a price worth paying. And you can enjoy the Homestead Exemption, which allows you to cap the increase in your property taxes to a certain amount.
