You’ve heard about all of the growth happening in North Dallas. But what about South Dallas? Are there any booming cities over there? Well, the answer is yes, and we’re in one of them. Welcome to Midlothian, Texas

About Midlothian

Ask anyone in the DFW about where all the growth is and I guarantee you they will say North Dallas. And they would be right, for the most part. Cities like Prosper, Frisco, and Celina are some of the fastest growing cities in the metroplex. But those aren’t the only places.


We are in Midlothian Texas, which is about 25 miles southwest of Dallas and 25 miles southeast of Fort Worth at the junction of highway 287 and highway 67. And, let me tell you, it is booming out here.


Midlothian may only have a population of around 41,000, but it has grown by nearly 18% in the last four years, and by 2040 that number could more than double.


So, to keep up with this growth, Midlothian has been building at least 400 dwelling units every year for the past ten years. And with 65 square miles to work with, it has room to grow.


We are starting off in Downtown Midlothian, and while it may not look like much yet, all of this recent growth has sparked major efforts to revitalize and expand the entire downtown area, adding shops, restaurants, and festivities. The city plans to make downtown a destination for culture and art by creating a truly entertaining space for both locals and visitors.


Jobs and Economy

Midlothian is what you would call a “blue collar town”. In fact, it is known as the cement capital of Texas because of the cement and steel industries that are so prevalent here. But, the city has noticed the need to become more white-collar friendly, so there has been an effort to attract professionals in IT, professional, and business roles.


The median household income in Midlothian is currently around $119,000 with a per capita median income of $46,000.


Like we said, cement and steel is what this city is literally world famous for, so some of the top employers are Gerdau (the steel plant), and Holcim (cement plant).


History

Midlothian was established in 1888 as a farming town that grew cotton and raised cattle. It remained a small town for the majority of the twentieth century  but in the past twenty years has seen its population increase over 5 times.

Midlothian ISD

The city of Midlothian is zoned for Midlothian ISD, which serves around 10,431 students and has 8 elementary schools, 3 middle schools, and two high schools. Because Midlothian is growing the school district is growing as well as it has seen a 43% enrollment increase in the last 10 years.


Midlothian High School

The flagship highschool, Midlothian High School contains around 1900 students from grades 9-12. The school also holds an A- rating from niche.com and is ranked the fifth best high school in Ellis County. 


As a 5A school, there really is no shortage of opportunities for students. They have all of the major sports teams as well as fine arts, technical training, and business courses.


Midlothian Heritage

Midlothian Heritage High School is a bit smaller, although not by much, with around 1600 students. It also holds an A- ranking from niche.com and is ranked the 3rd best high school in Ellis County.


Also a 5A, you’ll find the same extracurriculars here, from sports, to arts, to STEM.

Things to Do

If you are looking for things to do in Midlothian, Texas, you’ll find that your options are a little limited. Like we said, this is a place with a slower pace of life so entertainment is minimal. On the bright side, Midlothian’s location makes it pretty unique because it is situated right between Dallas and Fort Worth, so if you are looking for a night out, you won’t have too long of a drive to reach these major cities.


That being said, you still have some options.


For dining, downtown has a few popular spots such as BOVINE, Penn to Paper, and Branded Burger Co.


If you are looking for a local watering hole, you have places such Twisted Sisters Tap House, The Porch Pour, and Union 28.


If you don’t mind venturing out of the city, Hawaiian Falls in Mansfield is a fantastic seasonal water park just 8 miles from Midlothian.


Parks and Recreation

Midlothian contains a network of 14 parks, encompassing 248 acres, with an additional 209 acres of undeveloped open space waiting for future development. The city has ambitious plans to further enhance its recreational offerings by constructing a town square, expanding the existing Midlothian Sports Complex, and building a recreation and aquatic center


Midlothian Community Park

Spanning 105 acres, Midlothian Community Park reigns as the city's premier recreational area. The park has a ton of facilities, including a brand new Veterans Memorial, a splash pad, two basketball courts, five turfed baseball diamonds, four sand volleyball courts, an amphitheater, and a fishing lake. To further enhance the park's offerings, plans are underway to add two softball fields, four tennis courts, four pickleball courts, and a 300-space parking lot.

This community that we are going to check out today is Redden Farms, one of the larger of the master-planned communities in Midlothian, Texas.


This community is 251 acres and has four builders. Antares Homes, David Weekley Homes, Impression Homes, and John Houston Homes.

Pros and Cons of Midlothian, Texas

Now that you’ve seen Midlothian, let’s go over some of the pros and cons of living here.

Pro #1- Great Location

One of the appeals of Midlothian is its location, you are in the middle of both Dallas and Fort Worth and you have a straight shot to DFW airport.


Con #1- Not Much To Do

This is a “slower pace of life” town by every stretch of the meaning. You won’t find many entertainment options and may have to look elsewhere for a night out.


Pro #2- Midlothian is Growing

Midlothian is attracting lots of people, and for good reason. You may not have to wait too long before more entertainment options start popping up to meet this demand.


Con #2-Air Pollution

Midlothian has several industrial plants and their Holcim cement plant has the second highest total emissions of Texas cement plants which may lead to slightly larger air pollution statistics, although Holcim requires all sites to measure and manage air emissions to keep pollutants as low as possible.


Pro #3- Great Schools

Midlothian ISD is highly ranked and has students that consistently perform well.


Con #3- Zero Walkability

Because Midlothian takes up so much space, walkability doesn’t really exist unless you’re downtown. You’ll need a car if you want to live here.


Pro #4- Great for Blue Collar Workers

The industrial plants make this a perfect place for blue collar workers and their families.


Con #4- Cement, Cement, and more Cement

Though renowned as the "cement capital" of the US for its manufacturing, Midlothian's residents acknowledge the city's architecture reflects this distinction. With many buildings and major highways constructed from cement, the overall aesthetic may take some adjusting to for newcomers.


Pro #5- Midlothian is Heavily Reinvesting in itself

Because Midlothian is growing so quickly, the city has already taken measures to reinvest in itself from the additional tax revenue. From revitalizing their downtown to expanding their parks, this city may look a lot different in just a few years.


Con #5- Traffic

Midlothian is smack dab in the middle of Highway 287 and Highway 67, so if you are on the roads during rush hour, you’ll definitely run into some traffic.
