Exploring the AnaCapri Community

We are in Anna, Texas around 45 miles north of Dallas at the brand new community by Megatel Homes, AnaCapri. If you know anything about North Dallas, then you know that they don't mess around when it comes to master planned communities.

The Growth of Anna, Texas

Now, I know what you're thinking, why on earth are they building this massive development with all of these features in a city that only reached a population of 20,000 a few years ago?

That's because the city knows how much it's growing and how much it desperately needs activities for families. In fact, the director of the Anna Economic Development Corporation said, "A lot of people have interest (in AnaCapri) because it has entertainment for families, something Anna really doesn't have right now."

So, I wouldn't expect this to be the last major development in this growing city.

The $800 Million AnaCapri Project

Anacapri is an $800 million project that is going to contain more than 1,000 homes and 600 multi-family units as well as a massive 2.3 acre lagoon and a 30,000 sqft entertainment building. But, before we get into all of the absolutely insane amenities, I want to show you some of the homes that you'll find here.

Incentives for First-Time Homebuyers

Now for you first time homebuyers that might be a little worried about the market, you should keep in mind that builders are still offering plenty of incentives.

For example, Megatel is offering to pay your mortgage for six months on qualifying homes if you go through your lender.

The odds of getting more concessions goes up when you have an experienced realtor on your side, so make sure you reach out so we can get you the best deal possible.

Schools in AnaCapri

One of the best things about this community is that if you have young kids, they are actually building an elementary school right inside of AnaCapri.

All of the students will be under Anna ISD, which has 4 (soon to be 5) elementary schools, 1 middle school, and 1 high school.

For the older students, they'll be attending Anna High School, which is about two miles away. The high school has 1200 students, and a B+ rating from niche.com.

The Massive Lagoon and Amenities 

Now, let's get to the fun stuff. Let's talk about The Lagoon.

Right here is the lagoon, which is going to have two sand beaches and cover 2.3 acres.

There is a movement across North Dallas, led by Megatel Homes to introduce these lagoon communities all over the place, and this is the first one that will be ready.

It is still under construction, but it will have water in it by the end of the Summer.

AnaCapri really goes above and beyond with their amenities. In fact, you would be hard pressed to find five star resorts with this much to do.

They will have a gym and yoga studio. They've got a restaurant and bar on site too, so you don't have to go far for good food and drinks. The concierge service is handy for getting things taken care of. 

If you want some adult time, there's a separate lounge area. But for families, - they've got an arcade, bowling alley, and indoor playground with party rooms for kids. The real showstoppers are the Flowrider surf simulator, water slides, splash park and beach areas outside next to the massive lagoon. You can hang out at the swim-up bar or rent cabanas too. There's even an outdoor dining patio and a stage for events or performances. So, you might not ever have to leave.

An Unbeatable Resort Community
