This is Windsong Ranch in Prosper, Texas. A 2,000 acre master-planned community with over 3300 single-family homes, four amenity centers, four schools, two fire stations, and over 600 acres of green space. 

Its claim to fame is the 5 acre crystal clear lagoon with white sandy beaches where residents can swim, paddleboard, kayak, and a host of other activities. 

But their still building, so here are some of the updates: 

First things first, we are standing on Old Rosebud Lane, which is kind of like the model home row of theCreekside subdivision here in Windsong Ranch. 

And behind me, currently under construction is the brand new community center for Creekside called The Bridge. Inside, there will be a multi-purpose event space for fitness and cultural classes, parties, weddings, receptions, and more. It has a catering kitchen and large seating area with a fireplace. 

Outside, the space will be surrounded by green space with flexible gathering spots and large open lawn areas with trails throughout. ALso coming is the amphitheater style seating area overlooking the pond. This amenity center is slated to be completed in October of 2024. 

A Fourth amenity center called the Courthouse is also underway, with an expected arrival date of sometime later this year. This amenity center will feature a racquet sports club with several covered and uncovered racquet courts. It will also have a BYOB  beer garden where residents can grab a beer, play some pickleball, and relax in the social gathering area. 

Now onto some builder updates. 

First up is Tradition Homes building on 61’ and 71’ lots at the Point subdivision. They currently have 50 lots available and their prices range from $924,000 to $1,200,000. 

They even have a few incentives available including $30,000 in builder incentives, $3500 in lighting, and $4,000 lender incentive. 

Next is Southgate Homes, who recently opened their newest 71’ model north in the Overlook subcommunity. 

This model is a 5 bed, 5.5 bath and 4,424 square feet. 

Southgate is currently in phase 7, 8, and 9, which are their 71’ lots. 

They have 6 options available to build on these lots and prices range from $989,900 to $1,149,900. 

We are currently in the overlook, which is their ninth phase. Across all phases, there are 104 dirt lots available and some additional inventory homes. 

Their eighth phase is located between Verdin St and Raftel Rd and also offers homes on 71’ lots. 

Their 7th phase is almost sold out and is located between Neale St and Lopiano St. These are also 71’ homesites. 

Next up is Normandy Homes in the Northview subdivision. Their new model, the Versailles, is located off of Bridge Pkwy and will be just across the street from the Courthouse amenity Center.  Prices for these homes on both 51’ and 61’ foot lots range from $659,000 to $835,000. 

Normandy has 40 lots left and are also offering some incentives including $50,000 off of inventory homes, a $10,000 lender incentive and a $45,000 design incentive. 

Moving on from homes brings us to some of the schools in development near Windsong Ranch. 

Next up is Richland High School off of Teel Pkwy also in the Windsong Ranch community. The fourth high school in Prosper broke ground in August of 2023 and is set to open in August of 2025.  The Richland Raiders, touting purple, black, and gray,  will have an academic building spanning 530,000 square feet, a 75,000 square-foot multipurpose building, a 1,000 seat auditorium, and a 2,200 seat arena.This comes just two years after Prosper’s third high school, Walnut Grove, opened its doors to students. 

The other middle school and high school slated to open north on Teel Pkwy have been on the backburner, with the only information released being that construction on the new high school will not start until the middle school is complete. 

Teel Parkway is seeing a lot of development right now. We have the WIndsong Ranch updates, the new High School, but there is also a new development underway from Shaddock Homes. 

On the southeast corner of Prosper Rd. and Teel Parkway, comes the Park Place of Prosper Phase 2. This community will feature over 200 homes from Shaddock Homes and will even have pickleball courts, a playground, and an amenity center for residents. I haven’t been able to find a timeline, but they are moving dirt around so construction could be complete within a year or two.
