Here’s what’s happening in North Dallas! Today, I am in Frisco, Texas, at the brand new Fields development to talk about some updates to the community and share some exciting information about the Universal Kids Resort. My name is Levi Lascsak with the Living in Dallas Texas Team, and I’m here to give you the latest scoop.
Fields Parkway is where the highly anticipated $12 billion Fields community broke ground in 2023. This expansive development will include around 14,000 homes and apartments from over a dozen builders. Fields spans 2,544 acres and crosses the Dallas North Tollway, Preston Road, and US 380. The development is divided into nine communities: Brookside, The Preserve, North Fields, Point West, Fields West, Midtown East, East Village, Point East, and University Village. In addition to residential spaces, the project will feature commercial and retail areas, parks, and the OMNI PGA Resort. Notably, the PGA of America’s headquarters and the University of North Texas Frisco campus will also be located here.
The Fields community is designed with plenty of amenities to enhance your living experience. It will include event spaces, tennis courts, two 18-hole golf courses, several playgrounds, and miles of hiking and biking trails. You’ll also be able to enjoy an outdoor farmers' market. The massive amenity center is nearing completion and will offer a fitness center, working spaces, and a pool.
Homes in Fields start in the mid $700s, making it an attractive option for those looking to settle in this vibrant community. Shaddock Homes, one of the several builders in both Brookside and The Preserve, has recently opened their newest model on 50’ lots. This particular home features 5 bedrooms, 4 bathrooms, and 3,579 square feet, with a starting price of $1,079,000.
At the heart of the development is Fields West, a 55-acre urban area that is set to become a counterpart to Legacy West. Fields West will feature 1,200 multifamily units, 375 hotel rooms, 325,000 square feet of office space, and 350,000 square feet of retail, restaurant, and entertainment space. A new partnership between the Fields Developers and Trammell Crow Company will develop office space on a 47-acre site. Construction is expected to begin in June 2024, with full completion anticipated by 2027.
East of the Dallas North Tollway and north of Panther Creek Parkway is the future site of the Universal Studios theme park (named Universal Kids Resort), specifically designed for children ages 3 to 9. The park broke ground in November and is slated to open in June 2026. Spanning 30 acres, this $550 million project will include rides, shows, dining, retail, and character meet-and-greets. It will feature a natural landscape with buffer trees to shield nearby communities, aiming to create a more engaging experience for young children while maintaining the quality of larger Universal resorts. The resort will also include a 300-room hotel designed by the architecture firm Gensler.
The park will have four to five themed “lands” based on Universal Studios characters and films, with speculation that characters from the Shrek and Trolls franchises will be featured. Visitor projections estimate 20,000 visitors on weekends and holidays and 7,500 on weekdays. The city of Frisco is providing $12.7 million to Universal as a completion incentive. This project is expected to generate around $200 million in annual spending once opened and will bring 2,500 jobs during construction. The park will generally operate from 10:00 a.m. to 6:00 p.m., with extended hours on special occasions.
