Living in Irving Texas – EVERYTHING YOU NEED TO KNOW ABOUT IRVING TEXAS


So you’re thinking about moving to Irving, Texas? In this video, I’m going to show you everything you need to know about Irving, and the proximity to downtown, as well as some of the cool spots around the city center that will give you a good idea of the proximity if you’re thinking about buying a home. Stick around till the end, and I’ll even take you through a quick market report so that you can get a good idea of what the real estate market is like in Irving.

As I mentioned, we’re going to get into Irving, Texas. I’m going to show you everything you need to know and give you a little tour on the map. as you can see, Irving is a pretty good size. If the great Dallas suburb, and you can see that the Dallas Fort Worth International Airport is right here. It actually borders the airport, so if you’re a commuter or a traveling a lot for business or pleasure, which is my preference actually, then you’re right next door to the Dallas Fort Worth area. You also have the Dallas love field right here too, which is the hub for Southwest Airlines, so if you’re a Southwest Airlines stand, then you’re not that far from Dallas Love Field. You can see as far as proximity to both the airports, this is irving’s big strong point, that it’s smack dab in the middle of both airports. If we zoom out here a little bit as well, you can even see Grapevine Lake right here, which is not even 10 minutes away. 5 to 10 minutes is all it takes to get to these lakes, and I’ll tell you that this is one of my favorite lakes for biking and hiking and running. They’ve got some great mountain biking trails and hiking trails. You could spend several hours over here, especially on the North side. They have different trails that go different directions hit different elevations. It’s a lot of fun to go over there and you’re not far from it. You also have Louisville Lake right above, you also have to check out Lewisville, which is about the biggest Lake here in the Dallas Fort Worth area, and that’s not too far. It’s a great spot to check out, and you can see the proximity to downtown Dallas, depending on where you are, it’s a straight shot from I-35, which also gets you to the Dallas stars and Mavericks stadium. That’s over in the victory park area right up here. So if you’re a fan of the stars or Mavericks or if you’re moving from out of town and your team is playing them, you can get to victory part by going down 35. It’s about 10 minutes away.

Irving is a pretty good size. It’s close to 200,000 in people, and it was built in 1803 so it’s been around for a while. We also have the Metroplex at Dallas Fort Worth as well and it’s kind of a little bit more on the East side. We look at 360 this highway right here as being the main divider of Fort Worth and Dallas because you have Arlington in the middle, but 360 is kind of seen as the main divider there.

If you haven’t checked out our blog, we actually did a full bloggin Irving, where we started out right in the city center in Las Colinas. That kind of covers a big portion of this area. We started out there and around the Lake Lake Caroline. It’s kind of considered the hub of Irving and everything is designed around this Lake. There are shops, restaurants, and bars all around this Lake, and what they did is that they created different canals and modeled it after the canals in Venice for fun. You can actually go through there and take boat rides if you want to get on the gondola with someone that paddles for you. They are even wearing the hats and trying to give you the fill of Italy. But you can see water features around here and another major shopping center right here. That’s what I did on the blog, I started out around this area and showed you what was going on at the Mediterranean place called Uzi which was really awesome. The ginger man is a cool bar right there too, and that’s right on the water’s edge. You’ll get a nice view of the water there, and there’s some development going on over here where they are building new complexes. You also have Lakewood and that’s a pretty popular spot again so right here on the water. That’s kind of a cool feature to have, where you can see several different shops and restaurants that border the entire area on top of that office buildings and apartments in some condos as well. Everything you need is in Irving in the city center, so that’s pretty convenient.

You’re also not too far from Whole Foods, so you kind of get another major intersection over here as well. as you venture out here, this is one of the nicer neighborhoods in Valley branch. This is where a lot of Dallas Cowboys used to have their homes because Irving used to house the old Dallas Cowboys stadium. of course now it’s in Arlington, so effective interest to you that’s where the Rangers play as well. It should be somewhere right around this area, so if you still want to make it to a Dallas Cowboys or Texas Rangers game, that’s not too far off of here as well. I’d say it’s about 15 to 20 minutes to the Cowboys stadium. That’s easily accessible as well as the stars and Mavericks. And you’ve got the Lake right here that you border. Capelle is one of the best suburbs as well and will have a full vlog tour on that one as well. But you’ve got a pretty large nature preserve up here in Capelle if you want to go up and run around as well. You’ll also find a lot of golf courses, Which again, this is where the Cowboys used to have their stadium, this kind of spurred a lot of the growth at the time. now they’ve moved away, and the growth is continuing. This is where fairway Vista and the surrounding area is. If you check out our vlog on Irving, I showed you several homes around here, and I started right around this area, where we found a home for 281 thousand dollars. It was a nice four-bedroom, 2 bath home, and it’s about 2500 square feet. So if you don’t want to be in the city near the city center, and you don’t want to be in in an apartment or a condo, you can see that not even a mile down this road, you can find something starting out in that price range around $300,000. That’s very doable here in this area.

The next spot I took you was to fairway Vista. This is a gated golfing community, and you’ve got this golf course right here, and it actually connects to The Four Seasons Golf Club. This is where I took you and showed you one home for $700,000, and I also showed you another home for 975 thousand dollars right there at that $1,000,000 mark. That should give you a good idea if you want to get a little bit higher in the price range, which of course, getting some square footage with that fairway Vista in a gated and guarded community is great. I actually had to check in right around this area, and they did let me in because I’m a real estate agent. But you can see here that you have a walk on golf cart access to The Four Seasons, so this whole area is pretty cool. If you check out the blog, I kind of show you that you can see the next, so the neighborhood is protected and you don’t have to worry about incoming flying golf balls.

We also have the Las colinas Country Club right here, and honestly, if you wanted to be right in this area, you’re not even a mile from the whole Town Center, and look at these golf courses. Fox Glen is another great neighborhood right there, and you’ve got the arts district down here. If you still like a bit of history, but this is where you should start down here. This is the historic part of town, nothing really big. I take you in the flag as well, but it’s not like McKinney or Allen’s historic area or friscos, it’s just not very well developed, so I would say that’s a really big deal. But anyway how you get into Irving and you’ve got the Irving mall right there, which is a really large shopping area with some big box stores around it. You can take advantage of all of the yellow spots in this video near 183 on the highway on the way to the airport. So you’re going to have a lot of commercial and big box stores there as well. You even have the University of Dallas right here. So if you’re considering the University of Dallas, that’s in Irving as well.

you also have hackberry Creek Country Club, which is another great golfing area at a Country Club. This was built up quite a bit and it started springing up these golf courses in these country clubs because of the Cowboys stadium there for so long. Valley ranch kind of became a spot where a lot of the Dallas Cowboys had their homes, because the stadium was not too far from there, and it was an easy commute for them, but still had everything that you need to basically get started in Irving. You’re only about 20 minutes from downtown, which is about 12 miles to get in downtown and about 20 minutes with no traffic,.

let me show you a quick market report. As we go into 2021, there is about 354 homes for sale on the market right now. That’s a 15% drop in his last 30 days which means the inventory is getting low. But even with 155 new homes on the market, that still have 1% drop. Zero homes have gone off the market, and days on market average is about 67, so that’s pretty good for a home selling. Speed is your friend in this market, so I’m telling you that if you want to look at something we need to check it out fast. But you can also see that there are 30 or 7 reductions, so there still some deals to be had even in this market.

price per square foot on average is about $173.00 a square foot, so think about that if you’re coming from New York or California, and you’ll see that the average home price is right at $460,000 which is a great price range to start at, especially if you’re moving and looking at getting your first home. The most expensive home on the market in Irving is $3.795 million dollars, so if you have a little bit more of a budget to stretch, then you can go all the way up to 3.7 million in Irving. Let’s look at a home that’s listed at 529 thousand dollars. We have a 3 bedroom 2 bathroom home with 2942 square feet. it’s right in the medical city of Las Colinas, and you can see the proximity to Valley ranch. This is a pretty good area, which is why I was curious with it being only a 3 bedroom 2 bath why it might be so much. You can see they’ve got some great hardwoods in this home, and I’m not a fan of carpet, but that looks like better carpet there. You’ve got an open office concept right when you go into the entry dining room, and you know it definitely looks like a much better built home. Is he built in 1992 so it’s kind of the typical style going up there in the Irving area. Cabinets look like they are in good shape, the granite countertops of course make this move in ready again. But this three bedroom 2 bath, you know we could find you a four bedroom if you are meeting a four bedroom, and it looks like this one might be on the golf course. That’s why the price is up there a little bit more, so you can see the golf course in the backyard. Not a huge fan of the wallpaper they use in this home, but that’s something you can easily change. it’s still functional, and that’s the most important part. You gotta love that this is less than $600,000, so with the pool they have in the backyard, this is a pretty good deal.

It’s also nice because you’re on a golf course in this home, so if you like people watching, this is a great place to watch the golfers go by. It was built in 1992, so it’s not bad at all.

So this should give you a really good idea about Irving and the proximity of where you might consider moving in, but any of these areas are going to be a good choice for you.
